The Maintenance Specialist role is to ensure the smooth and efficient operation of all building facilities and equipment (electrical, plumbing, HVAC, general building works). This is achieved by performing preventive and corrective maintenance, coordinating the maintenance team, and preparing accurate technical reports for the Maintenance Manager to guarantee business continuity and enhance quality standards.

Technical Operations & Maintenance:
Operate, monitor, and maintain all building systems, including but not limited to:
- HVAC Systems: Maintenance of central AC units, split systems, chillers, pumps, and air handling units (AHUs).
- Electrical Systems: Basic maintenance of lighting systems, distribution boards, circuit breakers, sockets, and minor power outages (within certified competency limits).
- Plumbing Systems: Maintenance and clearing of drains, fixing leaks, replacing faucets and valves, and maintaining water pumps.
- General Building Works: Repair of doors, windows, locks; installation of shelves; basic carpentry and painting tasks; maintenance of floors and tiles.
- Execute the planned preventive maintenance (PPM) schedule for all equipment and systems to ensure their efficiency and prevent unexpected breakdowns.
- Respond promptly to emergency maintenance requests (power failures, water leaks, AC failures), diagnose issues, and resolve them in a timely manner to minimize downtime.

Administrative & Coordination Duties:
- Coordinate with and guide maintenance technicians (if applicable) in the field, assign daily tasks, and ensure work is completed according to quality and safety standards.
- Receive maintenance work orders (from clients or internal departments), prioritize them, and execute or assign them to the technical team.
- Prepare and document daily and periodic maintenance reports (breakdown reports, PPM reports, work hours, consumed materials) and submit them to the Maintenance Manager.
- Assist in monitoring inventory levels of spare parts and consumables, and initiate purchase requests for necessary maintenance supplies in a timely manner.
- Ensure strict adherence to all Health, Safety, and Environmental (HSE) procedures and protocols during all maintenance activities, complying with Civil Defence and environmental regulations.

Working Conditions:
- The role requires movement between various company facilities.
- May require physical effort and working at heights or in confined spaces.
- Work may sometimes be under pressure to resolve urgent faults
- Flexibility: Willingness to work overtime or on weekends for emergency call-outs.
